BERRYMAN & HENIGAR WINS $2.8 MILLION INSPECTION SERVICES CONTRACT FOR MILITARY HOUSING PROJECT

SAN DIEGO, CA, Sept. 8, 2004 -- Berryman & Henigar has been awarded a $2.8 million inspection services contract for Fort Irwin, including Crackerjack Flats, a new neighborhood for U.S. Army families at Fort Irwin, CA. K. Dennis Klingelhofer, Senior Vice President of Berryman & Henigar made the announcement.

The U.S. Department of the Army, and Clark Pinnacle California Military Communities LLC, are working together to design, build and operate Crackerjack Flats, a new neighborhood of 241 homes to be built at Fort Irwin. The project is part of the U.S. Army's Residential Communities Initiative (RCI) Program that will provide military families with new housing through privatization. Fort Irwin is located in the Mojave Desert between Las Vegas and Los Angeles and is home to the Army's National Training Center (NTC), the only instrumented military training facility in the world. Fort Irwin has a population of more than 5,000 active duty soldiers and about 5,000 family members.

Crackerjack Flats is the first phase of the Fort Irwin RCI initial development period and will span eight years and include the demolition of 385 homes and the construction of 715 new homes. A new 25,000 square-foot community center will provide families with a pool, teen center and large ballroom for formal military functions. The Irwin Town Center, a new town village with more than 20,000 square feet of retail space and 200 new one-bedroom apartments for senior unaccompanied officers, will be constructed. This is also the first time that the Army has privatized senior unaccompanied housing.

According to Berryman & Henigar's Community Development Director, Kevin Wedman, who is supervising the Fort Irwin project, the firm will provide plan review and key inspection services during construction including grading, site utilities, dry utilities, slab on grade, rough carpentry, stucco, insulation, roofing, drywall, plumbing, mechanical, electrical, technology systems and a final inspection for occupancy.

Clark Pinnacle California Military Communities is a joint venture between Clark Realty Capital, Bethesda, MD; and Pinnacle of Seattle. Clark Realty Capital and affiliates will oversee development, construction and asset management; Pinnacle will handle property management.
